Bookings are confirmed by us receiving your deposit and sending you’booking confirmation. This is a formal acceptance of the booking.

The deposit is 1,000 pounds per week (non-refundable or transferable)  the balance to be received no less than sixteen weeks prior to start date of holiday. If booked less than 16 weeks full payment is due

If payment is not received by the due date we reserve the right to cancel and you are liable for 50% of total holiday cost.

A breakage deposit of £400 payable one week before your arrival is required and will be returned to you within 7 days, provided you and your party have left the property/lake/grounds in the same condition as when your holiday started. Necessary charges will be deducted.  This does not limit the client’s liability to the owner.

The client shall report to the owner/caretaker without delay broken missing items defects or breakdowns at the start of their holiday.  The client shall reimburse the owner for any damage/breakage at the property contents and equipment in the grounds including that caused by negligence by anyone in their party.

If the client or any member of the party is found to be using particle or baits, other than Boilies or particle which has been purchased from the lake. or using barbed hooks( please read rules) , sacking or retaining the fish, or behaving in such a way that will cause harm or distress to the fish you will be asked to leave immediately.

The property will be available from 4pm; Departure is by 10am prompt, you are not entitled to remain after this time. 

The number of people to reside at the property is fixed at the time of booking; additions can only be made with the owner’s permission before the start of the holiday.

The client agrees to be a considerate tenant and to take good care of the property and is responsible for leaving the property in a clean and tidy condition.  The client also agrees not to act in any way that would cause disturbance to others.  We reserve the right to make a charge from the breakages deposit if we consider that the property was left in an unacceptable condition.

We are not liable for any temporary defect or stoppage by public services to the property in respect of any equipment or appliances in the property nor any loss damage or injury as a result of adverse weather or any other matter however caused.

Under no circumstances shall the owner’s liability exceed the amount paid for the rental, if in the event of substantial damage to the property before the start of your holiday we will refund all sums paid.

Cancellation Deposit is non  refundable or transferable , if you cancel less than 16 weeks before start of holiday you are liable for 50% payment.The client is advised to get comprehensive travel insurance to include cancellation cover, personal effects, medical cover and public liability since these are not covered by us.
